Hmmmm... I gather since the attic was a buildable accessory included with 4 figues the question might be 'how much is a full set of Series 1 worth? I unfortunately used the 4 figures as custom fodder but I have the complete attic set still. I love it. But I need money so I think I may unfortunately have to sell it.
Do you remember the price from te link you posted? The listing is expired.

If I were you I'd start the bidding at $50 or more.
The set of four figures typically sells for $150-$200, so if you think of that as $50 per figure, then $50 for the whole attic won't produce any sticker shock.
Of course you could try higher... if it still includes the stand for the book that is. Without that, I doubt people will want it.

To answer the original question, let me break it down.
1.) If you are selling the original series 1 figure set that is in mint condition on sealed card MSRP: $14.95 - $19.95 (Currently on eBay @ $59.94 for all 4 figs mint condition (shipping included) - w/ no bids!)
2.) Sense Toyfare is no longer produced to price the figures accordingly would very considerably depending on it's desirability on the figure itself and it's rarity same goes for accessories. (More figures produced = less resell value, short production = higher resell value.)
As it stands the figures are UNCOMMON at best right now. The series 1 figure VARIANTS I would agree would probably retail at $50 per figure now, because of the rarity.
Your question is in regards to the Attic base only, not the figures and it's accessories. So VARIANT(S) is excluded in the value department.
3.) The suggested starting value for the Attic only $30-35 ($40 if you include all the original accessories i.e. potions, book stand, book of shadows, extra hands.). If your Attic is in played with condition and has sticker pealing and is dirty or damage the value will also drop significantly.
4.) If you think you can get $50 for the Attic base only I highly doubt it. Unless you find the right collector who is willing to pay that amount. People that do custom figures might want to purchase just the base - but again you have to find the right person.
5.) My final thought is that I think you should hold onto it a little longer - it might drive up the demand for it in the future when someone is really looking for it and can't find the complete set. Then and probably only then well you get a high dollar value for it.
If you are trying to make room and don't care for it any longer try your hand and see how much someone is willing to offer you for it or put it on eBay.

It's not rare at all. Notice I said MSRP meaning when the first came out through SOTA toys. I know cause I had to purchase them at a comic shop out of town in Virginia. They were not made available everywhere i.e. Target, Wal-Mart, etc.
You have to shop around for a good price on the regular figures. I've seen the Variants for about $50 a piece or more because they were short produced in numbers and very exclusive.
Again the question was about the Attic play set not the figure price. We can talk about how much we paid for each figure all day long and you'll get a different response everytime.

If you are selling than I have no idea how much the set is worth. A starting value of $40 sounds about right. Then just hope there is a huge bidding war!!

You know what, I don't know if he/she is trying to buy or sell. But either way it's a good starting point in price consideration for either buyer or selling.
But to be honest, if I were looking to buy I would go after the MIC (Mint on Card) full set of 4. Then you get the figures, the base and all the original accessories too.
If I were a collector I would go after the variants - especially the white top Piper.

This Piper & Paige were never released were they?: I wasn't a huge fan of the variants I had seen so I stuck with the basic versions.

The 1st photo I believe were early production photos, the final product came out different. So most likely these were showcase or prototypes.
The variants were:
Piper: White Top Phoebe: Red Outfit Paige 1: Pink Top Black Dress Paige 2: Green Top Pink Dress Belthazar: SDCC limited number (Looks the same)
Variants came with different colored outfits and a mini picture card w/ limited number issue.
These were from series one. Series 2 didn't have any variants that I am aware of.

No, I didn't notice that you said MSRP because MSRP is completely irrelevant except during the months when the figure is available at retail! May as well talk about what a share of Apple stock cost on the day of issue! The relevant prices are what the figures cost currently on ebay and second-hand stores. And that is much higher than the MSRP from a decade ago. The question was about the attic, but to determine the price of the attic you have to consider the prices of the figures (or other Charmed collectibles in general), since the current price of the figures is the best indicator of what the demand for the attic would be. If the figures were selling for very little, or even for the same price that they sold for a decade ago, the attic would also sell for very little, since it would indicate no demand. But since the figures routinely sell for quite a bit, at least double what they cost back then, the attic should be sold for quite a bit as well.

My information is not bad at all. You have to consider the MSRP/ Retail price as a base for your investment. Take for example this situation right here where I provided 3 different estimates pending on quality alone. MOC, Loose, or stand alone figure or base.
Personally I wouldn't charge someone an accessories piece or base the same price of something that is Mint On Card. Where your saying oh I think you should charge this much because it would cost you that much to get the figure and the base alone. I mean let's be honest would you pay the same price for a base or a figure w/base and then on top of that would you want it used or new?
Also you only confirmed what I had stated before about the desirability/ demand for the goods vs cost.
So I bring you back to MSRP the base price. I spent $14.95 on Phoebe NEW a few years from now she is priced on the market for $39 NEW, If she were to sell what would be your profit after the cost of your investment? Don't disregard it or think it's irrelevent because this is how price guides are done.
Also you based cost on the Attic accessory along with the figure in one lump sum. I wouldn't do that in this case being that their's variants of the figures which would make the value of the variants more than your regular figures, where there's no variant on the Attic base that I am aware of. (i.e. red top Piper $25 - white top variant Piper $45.). Do you see what i mean?
You can't really say anyone is wrong or bad with the information they are providing seeing that this was a question in regards to opinion. The only person that could prove accuracy would be the person selling it and the item description at time of listing. For all we know it could of been listed at $25 and sold for $30+ or not at all. Then we would of both been wrong.
